Terms of service

These terms of service govern access to and use of the Immobilis platform, available at immobilis.io, at app.immobilis.io and through the Immobilis mobile apps.

Immobilis is published by DALI TECH GROUP SARL, registered with the RCCM under number CI-ABS-01-2026-B12-00037, with its registered office at Quartier Commerce, Aboisso, Côte d'Ivoire ("we").

By creating an account or using our services, you accept these terms in full. This English version is provided for convenience. If it differs from the French version, the French version prevails.

Immobilis is a property management platform that lets real estate professionals:

• Create and manage property listings.
• Receive and answer inquiries.
• Schedule and manage property viewings.
• Track how their listings perform.
• Track their rentals: tenants, leases, rent, payments and security deposits.
• Issue receipts and send invoices, receipts and reminders to tenants by email or WhatsApp.

To use our services, you must create an account with accurate and up-to-date information. You are responsible for keeping your sign-in details confidential.

You agree to tell us immediately of any unauthorised use of your account.

We may suspend or delete an account that breaches these terms.

By using Immobilis, you agree to:

• Publish listings that are accurate, complete and true to the properties.
• Not publish content that is illegal, misleading, defamatory or infringes the rights of others.
• Not use the platform for fraudulent or abusive purposes.
• Respect the intellectual property rights of Immobilis and of other users.
• Hold all the rights, licences and permissions needed for the content (photos, videos, documents, etc.) you bring to the platform, whether by uploading files directly or through our import-by-URL tools.
• Not try to get around the platform's security measures.

You keep ownership of the content you publish (text, photos, videos, documents). By publishing content on Immobilis, you grant us a non-exclusive, worldwide, royalty-free licence to display, distribute and promote your listings as part of running the platform.

5.1 Responsibility for imported files

You alone are responsible for all files and content you bring to the platform, whether by:

• Direct upload: any file (photo, video, document) you upload from your device.
• Import-by-URL tools: any content imported through our tools that fetch media from external web addresses.

5.2 Ownership and rights

By importing content to Immobilis, you state and guarantee that:

• You are the rightful owner of the content or hold all the permissions, licences and rights needed to use and publish it on the platform.
• The content does not infringe intellectual property rights, image rights or any other right of a third party.
• You have the consent of every identifiable person who appears in the content.

5.3 Indemnity

You agree to indemnify and hold Immobilis harmless from any claim, action or damage arising from a breach of the guarantees above. This includes, without limitation, legal fees and compensation owed to third parties whose rights the content you imported infringed.

We may remove any content that does not comply with these terms or the law, and suspend or terminate the account of any user who repeatedly breaches them.

The Immobilis platform, its design, source code, logos and trademarks are the exclusive property of DALI TECH GROUP. Any unauthorised reproduction, distribution or use is prohibited.

Signing up for and the basic use of Immobilis are free. We may offer paid premium features. Their pricing will be stated clearly before any purchase.

Immobilis is provided "as is". We do not guarantee that the platform will be available without interruption or free of errors.

We are not responsible for:

• Property transactions concluded between users.
• The leases, rent, security deposits and receipts that agencies manage: Immobilis is a tool, and each agency alone remains responsible for its contracts, its receipts and their compliance with the law that applies to it.
• The accuracy of the information users publish.
• Indirect damage resulting from use of the platform.

The processing of your personal data is governed by our Privacy policy, which forms part of these terms.

For the data of the tenants, prospects and other contacts it records, the agency is the data controller and we act on its behalf. The agency undertakes to inform these people, to have a legal basis for processing their data, and to obtain their agreement before sending them WhatsApp messages or emails through Immobilis.

We may change these terms at any time. Changes take effect when they are published on the platform. If we make a substantial change, we will tell you by email or by a notification.

Continuing to use the platform after a change means you accept the new terms.

You can delete your account at any time, from the app once this option is available or by writing to contact@immobilis.io. We may also end your access if you breach these terms, with prior notice except in an emergency.

These terms are governed by the law of Côte d'Ivoire. Any dispute about their interpretation or performance will be brought before the Commercial Court of Abidjan (Tribunal de commerce d'Abidjan), Côte d'Ivoire.
